Evaluate the Land Before You Commit
Two adjoining mountain parcels can differ by six figures in site cost. One has a gentle bench near the road, shallow rock and a neighbor's well nearby proving good water. The other needs 900 feet of engineered driveway, a blasted cut, an imported-fill pad and a pump-to-uphill septic system. Nothing in the listing photos tells you which is which.
Our land development consulting service puts 35+ years of Western North Carolina building experience on your side before money changes hands. We walk the parcel with you and give a written, plain-language read on what it will realistically cost to build there — and whether the house you have in mind fits at all.
What We Evaluate
Legal and physical access, including easement language, road maintenance and whether concrete and lumber trucks can actually make the grade and turns. Topography and the buildable envelope after setbacks, steep-slope considerations and stream buffers. Visible rock, seeps and springs, drainage patterns and erosion risk. Soils and probable septic strategy, plus likely well depth based on the area's history. Power, fiber and propane availability and the cost of bringing them in. Views, solar orientation and the tree work required to open them responsibly.
We then translate all of that into an order-of-magnitude site budget: driveway, clearing, grading, retaining, utilities, well and septic — the numbers that get left out of most people's math and then wreck their budget after closing.
Working With Your Team
We coordinate with surveyors, soil scientists, geotechnical and civil engineers, well drillers and county environmental health, and we can attend site visits with your realtor or architect. If you buy the parcel, everything learned in the evaluation feeds directly into design and into our custom home building work — including where the house should actually sit.
This is deliberately independent advice. Sometimes the honest answer is that a parcel is not worth what the seller is asking, and we will say so.
